Dock Owner Agreement

These terms apply between YatHub LLC ("YatHub") and you, the owner of a dock listed on the platform, alongside the Terms of Use. They cover what YatHub does, what you are paid, and when. This is a pilot-stage document pending review by counsel; where it conflicts with a signed written agreement between us, that agreement governs.
1. What YatHub does, and what it does not
YatHub is a marketplace. It lists your dock, takes booking requests, collects payment from the guest, and passes your share to you. YatHub does not own, operate, inspect, insure or manage your dock, and does not become a party to the dockage itself. You decide who to accept and on what basis, within the platform rules and applicable law.
2. Commission
YatHub charges a commission of 8% of the reservation total on each completed booking, deducted before your payout. There is no listing fee, no subscription, and no service fee on a booking that does not happen. If a stay does not go ahead, the commission is refunded in full along with the guest's money. Placement in search results is never for sale. Cancelling a confirmed booking yourself is dealt with separately in section 4, and what is charged there is not a commission.
3. When you are paid
Guest payments are collected when you accept a booking and are released to you starting 24 hours after check-in is confirmed. During the platform's initial period of live payments, each release is reviewed by YatHub before it goes out. That review is bounded: a payment that has become payable will be released no later than 3 business days after it becomes payable. A release may be held beyond that only for a stated reason — an open dispute, a fraud review, lapsed verification of your account, or at your own request — and any such hold is recorded with the reason and a review date. YatHub does not hold released funds at its discretion and does not hold them indefinitely.
4. Cancellations, refunds and disputes
The cancellation and refund terms presented to the guest at the time of booking are frozen with that reservation and are the terms that will be applied. You do not negotiate refunds directly with a guest for a booking paid through the platform. Where a guest disputes a charge with their card issuer, the amount may be recovered from your account balance or from a future payout. If you cancel a booking a guest has already paid for, the guest is refunded in full and immediately, including YatHub's commission, and you owe YatHub a cancellation fee of 3% of the amount refunded plus the card-processing cost that the card networks keep on that refund and do not return. On a stay billed monthly, the fee is calculated on the month being cancelled, not on the whole reservation. The fee is not billed to you and no card of yours is charged: it is withheld from your future payouts, a little at a time, until it is cleared, and a payout is never reduced below zero. The fee is retained by YatHub and applied at YatHub's discretion; it is not held for, or owed to, the guest. Where YatHub verifies that you cancelled for a reason on its approved list, the fee and the card-processing cost are both waived. The dates of a booking you cancel remain blocked on your listing.
5. Monthly stays: renewing and ending early
For a stay of one month or longer, a renewal must be confirmed at least 14 days before the current term ends, so that you have notice either way and can re-let the berth if the guest is leaving. A renewal is a new booking for the new dates at the rates then in effect; the original booking is not re-priced. After two full months of a continuous stay, either you or the guest may end the arrangement on 30 days' written notice. Ending a stay early on notice is different from a cancellation and is not treated as one. Nothing here prevents you ending a stay immediately where the vessel or its occupants pose a safety risk or breach the rules of the dock.
6. Accuracy of your listing
You are responsible for the accuracy of your listing, including dimensions, depth, access, utilities, and availability. Guests rely on it to judge whether their vessel fits and is safe. A listing that misdescribes the berth may be removed.
7. Taxes
This price carries no sales tax. YatHub does not collect or remit tax on your behalf and does not give tax advice. Any tax due on this booking is the dock owner’s own responsibility. To help you file, YatHub emails you a payout statement on the 1st of each month, covering paid stays that ended during the month just gone, and a tax report in mid-January covering bookings that were paid during the year just ended. A month with no such stay sends no statement, and a year in which every paid booking was cancelled sends no report, because there is nothing settled to report on.
8. Ending your listing
You may remove your listing at any time. Bookings already accepted stand, and payouts already earned are still paid. Cancelling a confirmed booking because you no longer wish to host is a cancellation under the policy shown to the guest, not a removal.
